The price is one figure covering the whole unit. It is a forecast of resources: how many crew, for how many hours, across how many vehicle runs, inside whatever window your building and your handover date allow.
Per-item pricing suits a single sofa. It falls apart across a flat, because nobody counts a home accurately from memory, and a price that moves as the count is refined is not a price you can plan a move around.
The deadline is what separates this from a routine collection. A clear-out with no date behind it can be scheduled when a crew is already in the area. A clear-out that has to happen before Thursday cannot.
The starting scale is what stays after the movers have gone, not the size of the flat. A three-bedroom villa where almost everything is being shipped can be a smaller job than a studio where the tenant is leaving the country and taking two suitcases.
This changes the scope more than any other single fact. In a furnished rental only your own additions come out, and the landlord's furniture stays exactly as the inventory list records it. In an unfurnished rental everything you brought in has to leave, which is usually several times the volume.
