This is the single most common reason a vehicle cannot reach a Dubai apartment. Residential basement car parks have a fixed steel barrier at the ramp entrance, and the clearance is posted on it. Anything taller stops there.
The clearance is commonly around two metres, which is comfortable for a pickup or a low-roof van and impossible for a three-ton truck. It is a physical limit rather than a rule that can be waived by asking security nicely.
When the load needs a bigger vehicle than the basement accepts, the job runs one of two ways: the truck parks at the surface loading bay and the crew brings items out through the service lift, or a smaller vehicle shuttles down and back. Both work. Both take longer than driving to your parking space, which is why it is worth mentioning up front.

Villa access looks easier and often is, because the vehicle reaches the door and nothing needs a lift. The constraint moves to the gate instead.
Most gated communities in Dubai want contractor and service vehicles registered before arrival rather than talked through on the day. Communities such as Emirates Hills, The Springs and Damac Hills each run their own process, and the detail differs enough that guessing is a poor strategy.

High-rise collections are decided by the loading bay. Most Dubai towers have one, it is shared, and at busy times it is already occupied by a delivery, a move-in or another collection.
Kerbside stopping is not a reliable substitute. Main roads through areas such as Downtown Dubai and Business Bay have limited places a working vehicle can sit while a crew makes several trips upstairs, and a truck left in the wrong spot becomes the building's problem within minutes.
The workable pattern is a booked loading bay slot lined up with a booked service lift, so the vehicle and the route upstairs are free at the same time. Getting one without the other is what turns a ninety-minute job into a half day.

In practice you need the building's loading bay rather than a public parking space. Most towers allocate the bay through building management or security, and it should be arranged alongside the service lift so both are free at the same time.
Usually, though the tighter internal lanes and turning circles in some communities suit a pickup better than a long box truck. Where turning space is limited, the crew plans a smaller vehicle and more runs rather than blocking a residential street.
Open loads are sheeted and strapped before the vehicle moves, so nothing blows out in transit. Where items should stay clean, such as furniture heading to a donation partner, a closed van is used instead.
The vehicle question sounds like a detail and turns out to be the plan. In Dubai the limiting factor is rarely how much a truck can carry: it is the barrier at the top of the ramp, the bay another van is already using, and the gate that wanted a plate number yesterday.
