Which Appliances Are Yours to Remove

Dubai rentals vary more on appliances than on anything else. The same building can have one unit handed over with a full kitchen and the one above it handed over with bare connection points, so the answer sits in your inventory rather than in a general rule.

• Built-in and fixed: Integrated ovens, hobs, extractor hoods, wall-mounted air conditioning and water heaters. These belong to the property and stay, whoever paid for a repair during the tenancy.
• Landlord-supplied free-standing: A fridge, washer or cooker named on the inventory. It stays, and it should be left clean, defrosted and working, since its condition is checked at handover.
• Bought during the tenancy: The washer-dryer, second fridge, freezer or dishwasher you added yourself. These are yours to take, sell, donate or have collected.
• Countertop and portable: Microwaves, kettles, air fryers and portable air conditioners. Low value individually, but they add up to a full load once a kitchen is emptied.

Where you replaced a landlord-supplied appliance that failed mid-tenancy, the replacement usually has to be there at handover in place of the original. Settle that in writing with the agent before the collection is booked, not after.

What Has to Happen Before an Appliance Can Be Lifted

Every plumbed or wired appliance has a preparation step, and skipping it is what turns a fifteen-minute collection into a wet floor and a second visit. The sequence is the same in an apartment and a villa.

1. 1Switch the appliance off at the wall and unplug it, or have the circuit isolated where it is hard-wired.
2. 2Close the inlet valve on a washing machine or dishwasher, then disconnect the fill hose and let it drain into a bowl.
3. 3Empty the drain filter and run the waste hose into a bucket, because several litres sit in the pump and drum after the last cycle.
4. 4Empty, defrost and dry a fridge or freezer, leaving the door propped open once it is off.
5. 5Have a gas cooker disconnected by a qualified technician before collection day, and never by the crew or by yourself.
6. 6Tape doors, hoses and cables to the body so nothing swings open on the stairs or in a lift.

Gas is the one step that is not a do-it-yourself job. A freestanding gas cooker has to be disconnected by someone qualified to do it, and the appliance should already be standing free when the crew arrives.

The Fridge and Freezer Need a Head Start

Cold appliances are the reason appliance disposal has to start before the rest of the move-out. A fridge that is switched off in the morning is still melting at lunchtime, and a fridge moved while wet leaks through a lift lobby.

Summer makes the fridge case worse rather than better. A unit that has stood switched off in a closed apartment through July is a different job from one emptied the same week, and it is worth flagging when you book. Getting White Goods Out of an Apartment or Villa

White goods are heavy, awkward and unforgiving of tight turns. The access questions are worth answering before the crew is booked rather than on the doorstep.

• Measure the appliance against the narrowest doorway on the route, which in an apartment is usually the kitchen door rather than the front door.
• Book the service lift, and say that the load is white goods so the building allows protective padding and a longer slot.
• Clear the corridor and lobby route, since a fridge on a trolley cannot be steered around shoe racks or plant pots.
• For a villa, confirm the vehicle can reach the door, and flag a stepped or gravelled approach in advance.
• Point out any appliance that was built into a run of units, because it has to come out of the housing before it can be moved.

Fitting It Around the Handover and Your Utility Account

Appliances come out early in a move-out, not late. They are the items that need power and water to be prepared, and both stay connected until close to your handover date.

That gives a workable order: prepare and collect your own appliances while the utilities are still live, then clear the furniture, then clean, then hand over. Closing the utility account before the fridge has defrosted is the sequencing mistake worth avoiding, since the last of the preparation needs the power on.
