Furniture Splits Three Ways at a Dubai Handover

Before any piece is measured, wrapped or listed for sale, it belongs in one of three groups. Getting that split right first is what stops a handover going wrong, because the two most expensive mistakes both come from confusing the groups: taking something that was the landlord's, or leaving something that was yours.

• The landlord's furniture: Anything named on the inventory or tenancy contract, plus fitted joinery such as built-in wardrobes, kitchen units and fixed shelving. It stays, and it stays in the condition the inventory describes.
• Furniture that travels with you: Pieces you bought and want in the next home. These go to the moving company, not to a clearance crew, and they need measuring against the new doorways before you commit.
• Furniture worth passing on: Your own pieces in sound condition that will not fit or are not worth shipping. These have resale or donation value, but only if you start early enough for a buyer or a charity to collect.
• Furniture for collection: Broken, stained, sun-damaged or flat-pack items that will not survive another move. This is the pile a removal crew takes, and it is usually larger than people expect.

That last group grows in Dubai for a specific reason. A lot of rental furniture is bought cheaply at the start of a two-year lease with no intention of keeping it, and flat-pack carcasses rarely survive being dismantled a second time.

Check the Inventory Before You Decide Anything

The inventory list attached to your tenancy contract is the document that decides which pieces are yours. In a furnished or part-furnished let it is the only reliable record, and it is worth reading properly rather than from memory.

2. 2Photograph every landlord-owned piece where it stands, so its condition at handover is recorded.
3. 3Mark anything you replaced during the tenancy, since a replacement usually has to be there at handover in place of the original.
4. 4List your own furniture room by room with rough dimensions, which is what a removal crew prices from.
5. 5Flag anything you are unsure about with the landlord or agent in writing before the week of the move.

Where no inventory exists, the safe default is that fitted joinery and anything bolted to a wall or floor stays, and free-standing pieces you paid for are yours. Confirm the grey areas in writing rather than deciding on the day.

What to Do With the Pieces That Are Yours

Once your own furniture is separated out, the route for each piece comes down to two things: what condition it is in, and how many days you have left. Time is the constraint people underestimate, because resale and donation both depend on somebody else's schedule.

Balcony and terrace furniture deserves its own look. Dubai summers are hard on rattan, cushions and powder-coated frames, and a set that looked fine in the shade often turns out to be brittle or faded once it is moved into the light. Getting Furniture Out of a Dubai Building

Removal in a tower is a scheduling problem before it is a lifting problem. The furniture usually comes apart; the building calendar does not.

• Book the service lift in advance, and ask how long a single slot runs before you size the job.
• Check the lift's internal height, because a tall wardrobe or a rigid three-seater is what fails that measurement, not weight.
• Expect wardrobes, bed frames and dining tables to be dismantled in the room rather than carried out whole.
• Ask whether building management wants notice of the crew and the vehicle, which is common where a loading bay is shared.
• In a villa or townhouse the vehicle stands at the door, so a larger load can go in one visit without a lift window.

The difference shows up in how a job is scheduled. A three-bedroom apartment in Dubai Marina may need the load broken across two lift slots, while the same volume from a villa in Arabian Ranches goes out in one continuous run.

Timing the Collection Around Your Handover Date

The order matters more than the individual dates. Furniture leaves before cleaning, because a cleaner cannot reach the floor under a bed or the wall behind a wardrobe, and cleaning has to finish before the inspection.

Working backwards from the handover, that puts the collection two to three days out. It leaves room to deal with anything found behind the furniture, and it means the property can be shown empty if the landlord is already re-letting.
