Most Dubai tenants book one contractor for the move-out and find out too late that clearance and cleaning are two different jobs done by two different teams. The clearance crew empties the unit. The cleaning team works on an empty unit. This guide sets out what each one covers, which has to happen first, and how to schedule both against a handover date without paying for the same rooms twice.
Clearance is the removal of everything you are not leaving behind: furniture, appliances, mattresses, boxes, the contents of the storeroom and the balcony. Cleaning is the restoration of what sits underneath all of it, meaning floors, walls, kitchen units, bathrooms, windows and the inside of every built-in cupboard.
They are almost always two different companies, and neither one covers the other's work. A clearance crew will not degrease an oven. A cleaning team will not carry a wardrobe down to a truck.

The boundary between the two trades is sharper than most tenants expect, and the gaps in the middle are where the arguments happen.

Everything below counts backwards from the handover slot, so confirm that in writing with your agent before booking anything else.

These are the items neither contractor quotes for, which is exactly why they end up on a deduction list.
In a tower, the constraint is access rather than volume. Service lift slots, loading bay availability, security approval and permitted working hours all sit with building management, and a clearance crew cannot start without them. Buildings across Dubai Marina and Business Bay commonly want notice before a move-out crew arrives at all.
In a villa, the lift disappears as a problem and volume takes its place. A garage, a garden, a maid's room and a storeroom hold far more than a two-bedroom flat, and communities such as Arabian Ranches add a gate-access step for the truck. Cleaning teams price villas on internal area, so the garden furniture and garage contents are entirely the clearance crew's problem.
Season matters too. Through the summer, crews start early to keep heavy lifting out of the midday heat, and both trades are stretched thin across the lease-turnover months when half the city moves at once. Booking two weeks out is a different experience from booking two days out in August.

The order is identical, but the timings are not. A villa carries more volume across the garage, garden, maid's room and storeroom, so the clearance itself runs longer, while an apartment is governed by service lift slots that have to be booked well in advance.
A move-out that goes smoothly is not the one with the best contractors. It is the one where the two jobs were booked in the right order, with a couple of days between them for the things nobody plans for. Clear the unit, fix what the furniture was hiding, then clean, then photograph.
